Pick the Best Units at Pasir Ris 8 - A Resident and Buyer's perspective

When I was selecting my unit to buy, I did a study looking at the site plan, street directory/google maps to see which are the better units.
 
See the image with some of my notes inserted.  

For views of the sea (pocket views through flats in front) and park greenery, look for units facing northwards. See the yellow lines which I marked out. These units have better privacy with less units opposite them. Insider tip: While stack 60-63 seem nice with almost unblocked views looking across the pool, they face the BBQ pits (marked 21,22 on image). If you don't mind smelling nice BBQ smoke, the views are nice. IMO, I would pick Stack 10 with some sea views  

For quieter facing with less traffic noise, the inner facing (face the swimming pool side) tends to be quieter because they face away from the roads. Stacks 41, 30, 31, 21 are bigger 3 to 4 room units are best in terms of quietness with some views inwards.  

I picked an inner facing unit because I prefer quiet and no west sun. I was initially worried about the MRT track noise, but after moving in, the MRT station is surprising quiet! I suppose the MRT is below the level of the mall so the distance helps. I also think the trains are electric so acceleration and deceleration are quite quiet, just like electric cars these days.

Primary schools near Pasir Ris 8 condo

For those with school going kids, you might be wondering what schools are near the condo. Within 1 km, Casuarina primary and Elias Park Primary are the nearest. Elias Park is one of the more popular schools in the area. Those aiming for Elias Park via Phase 2C should stand a chance, even if balloting required.  Images below are from Ministry of Education, School Finder website.   Within 1-2 km, there are 7 primary schools in range, of which, Pasir Ris Primary, Gongshang and Angsana are often oversubscribed.     

Pasir Ris 8 vs RCR Condos Travel Times - Interesting Observations

I discovered some interesting observations when comparing Pasir Ris 8 against other RCR condos on the east side. The table below shows the travel times using public transport to 2 popular destinations - Orchard and Raffles place. The data was generated using Google Maps, setting the start-off time at  8am on Monday 8 Sep 25. The condo average sale price per square foot (psf) was taken from EdgeProp as of 7 September 2025.  Interesting Observations Among all the condos above, Pasir Ris 8 is located furthest from the 2 destinations. But here are some of my interesting findings. 1. Travel times to Raffles place is almost similar for all the condos. Only a 6 mins variation among the slowest and fastest time. Traveling from Pasir Ris 8 takes 39 mins vs the fastest time of 33 mins from the Continuum. But you have to pay $800 psf more for 6 mins of time saving. Is the price worth it? 2.
