New housing in Pasir Ris will drive prices up beyond 2028!

  Pasir Ris will see population growth with new housing options in the coming years. This augurs well for us who stay here now as new housing and new residents will help drive up our property value! I believe the future land prices will not be cheap.     The old bus interchange will be redeveloped into new homes which can "accommodate about 580 to 650 condominium units, with about 18,000 sq m to 23,000 sq m of retail space."  "Based on the Urban Redevelopment Authority’s (URA) Draft Master Plan 2025, the homes will be built on a plot about 2.9ha in size – equivalent to the area of four football fields – that has been zoned for housing, with commercial use on the first storey. Pick the Best Units at Pasir Ris 8 - A Resident and Buyer's perspective

       When I was selecting my unit to buy, I did a study looking at the site plan, street directory/google maps to see which are the better units.   See the image with some of my notes inserted.   For views of the sea (pocket views through flats in front) and park greenery , look for units facing northwards. See the yellow lines which I marked out. These units have better privacy with less units opposite them. Insider tip: While stack 60-63 seem nice with almost unblocked views looking across the pool, they face the BBQ pits (marked 21,22 on image). If you don't mind smelling nice BBQ smoke, the views are nice. IMO, I would pick Stack 10 with some sea views   For quieter facing with less traffic noise , the inner facing (face the swimming pool side) tends to be quieter because they face away from the roads. Stacks 41, 30, 31, 21 are bigger 3 to 4 room units are best in terms of quietness with some views inwards.   I picked an inner faci...
